About Estatovio
What does Estatovio do?
Estatovio designs and builds websites for estate agents, letting agents and property managers in the UK. We do not sell or let property, and we do not give legal advice.
Do you only work with estate and letting agents?
Yes. Focusing on one trade means we understand listings feeds, fee pages, branch structures and the rules that apply to agency websites.
Where are you based and how do we work together?
We work remotely and can take on agencies anywhere in the UK, communicating by email and by call when a call helps. There is no need to meet in person, though we are happy to arrange a video call for discovery or design reviews.
Cost and quotes
How much does a website cost?
Every project is quoted at a fixed price against a written scope. The main factors are the number of templates, your listings feed, branches, services, content and integrations. The pricing page explains this, and our cost guide gathers published market figures.
Is the quote fixed?
Yes, for the agreed scope. Any change you ask for is priced separately and only done with your approval.
Do prices include VAT?
Your proposal states clearly whether VAT applies and shows prices including it where it does.
How are payments staged?
Usually a deposit on acceptance, a stage payment when designs are approved, and the balance at launch. The proposal sets out the exact split.
Timing
How long does a new agency website take?
We plan for five to nine weeks from signed scope to launch, or seven to eleven weeks including discovery and scoping. Content and feedback turnaround and the CRM feed are the biggest variables.
Can you launch by a specific date?
Tell us the date at the start. If it is achievable with the scope you need, the plan will show how; if not, we will say so and suggest what could be phased.
Listings and CRM feeds
Will our listings update automatically?
Yes, if your CRM provider offers a website feed or API. We check what your provider offers before quoting.
What if our CRM does not offer a website feed?
We will tell you before you commit and set out the options, which might include an export, manual entry or changing provider.
Will a new website affect our portal listings?
No. Portal listings come from your CRM, not from your website.
Can sold and let properties stay on the site?
We agree a policy with you, such as keeping them for a set period with a clear status before retiring them with a redirect.
Design and content
Will our site look like other agencies' sites?
No. Designs start from your brand and your market. We reuse tested components behind the scenes, such as galleries and forms, but the look is yours.
Do you write the content?
We can write it with you, including area guides based on interviews with your team. Supplying your own text is also fine.
Do you provide photography?
No. Listings use your own property photography from your CRM. For branch and team photos, we can advise on what works well.
Rules and compliance
Will the website make us compliant?
A website can make it easy to show information clearly, such as listing facts, fee lists and scheme statements, and we build it to do that. Compliance also depends on what your agency does and discloses, which stays your responsibility. Our guides explain the rules that affect websites and link to official sources.
Do you handle the Renters' Rights Act changes?
We review rental templates, forms and wording for the changes that took effect on 1 May 2026, such as stating a single rent and removing discriminatory wording. See our Renters' Rights Act guide.
Do you give legal advice?
No. Where a question needs legal advice, we say so and suggest you speak to your adviser or professional body.
Ownership and aftercare
Who owns the website?
Your agency owns the design, code, content and domain. We hand over everything needed for someone else to maintain it.
Do we have to use your hosting?
No. Care and hosting is optional. You can host the site yourself or with another provider.
What does the care plan include?
Hosting, security updates, daily backups, uptime and feed monitoring, monthly form tests, small content changes and a yearly review of compliance pages. See care and hosting.
Can you take over a site someone else built?
Sometimes. We start with a short review and tell you plainly whether maintaining it or rebuilding it makes more sense.
